Townhomes At Orange Dr also known as Glen Eden at Davie is a town home community located off of Orange Dr and just east of University DR and west of the Florida Turnpike with 144 total town homes throughout the community.
You will find 2 bedroom 1 & 1/2 bathroom models along with 2 bedroom 2 1/12 bathroom town homes in the community and occasionally a 3 bedroom unit which normally the homeowner closes in the den area and calls it a bedroom.
What can one expect to pay for a 2 bedroom in the Townhomes At Orange Dr community as of 2012, recent sales over the last 12 months have sold between $109,000.00 & $137,000.00 in the community with one odd sale at $92,000.00 but this was also a short sale that closed on 2/25/2011. Why did this one sell for so much less when 7 others sold for much more during the same time frame ?
If you are considering buying or selling in this community the average sales price from my professional opinion would be around between $115,000.00 & $125,000.00 depending on the overall condition of the property on the inside.
